Montage Punta Mita sits on roughly 63 acres / 25.5 hectáreas of oceanfront land on the bay side of the Punta Mita peninsula — a gated, 1,500-acre private enclave at the northern tip of the Bay of Banderas, 45 minutes from Puerto Vallarta International Airport. The frontage is direct Banderas Bay: open water, sunset-facing views, the Marietas archipelago glinting to the west.
The parcel sits between Ranchos to the east and Cuora — an adjacent 80-unit unbranded condo project — to the west, with El Surf Beach Club at La Lancha a short walk along the shore. The site’s topography was deliberately engineered so that every residence has a view of the water: parking is tucked below grade, and the residential floors stack upward from there.
The Tuka enclave — where the villa program lives — is set on a more secluded parcel over a cove on the back side of the peninsula. Same brand, same operator, different atmosphere: the resort feels public; Tuka feels private.

12 three-bedroom flats across two towers (477–507 m² / 5,134–5,457 sq ft total), 24 four-bedroom flats across three towers (548–578 m² / 5,899–6,221 sq ft total), and 6 penthouses. A lock-and-leave formula with branded service at the door.
Phase 1 is roughly half sold since launch. On the flats, only two ground-floor units and one penthouse remain in the three-bedroom line; the four-bedrooms are selling briskly. The penthouses — a separate tier entirely — remain untraded.
